Distressed Property Sales
Short Sales, Pre-Foreclosure, and Distressed Property Listings
If you are behind on payments, facing foreclosure, or holding a property you cannot keep, you have options. Most people in this situation wait too long because they are embarrassed or because they assume it is already too late. Neither of those is a reason not to call. The clock is running. Options exist until they do not. The first conversation is private and it costs you nothing.
Transaction types I work
01 SHORT SALES
A short sale is the sale of a property for less than what's owed on the mortgage, with the lender's approval. The process requires lender negotiation, financial documentation, and patience. Short sales typically take months, not weeks. I handle the lender communication and keep the homeowner informed at each step.
02 PRE-FORECLOSURE SALES
If you've received a notice of default but the property hasn't gone to foreclosure auction yet, you may have options. A pre-foreclosure sale is the sale of the property before the auction, with the proceeds applied to what is owed the lender. Whether that is available, and how it affects your credit, depends on your lender and your circumstances — confirm with a HUD-approved housing counselor or attorney. The timeline is tight. The first call matters.
03 DISTRESSED PROPERTY LISTINGS
Properties that need significant work, have title issues, or have other complications can still be sold. The buyer pool is smaller and the marketing is different, but a transaction is possible. I list these properties accurately, market them to the right buyers, and close them.
Initial conversations about distressed property situations are handled discreetly and in accordance with applicable real estate agency and privacy obligations. I do not list, advertise, or discuss your situation with anyone without your written authorization.
Information on this page is for general real estate education. Not legal, tax, or financial advice. Consult a licensed attorney, CPA, or HUD-approved housing counselor for those matters. Specific outcomes depend on your individual situation and your lender's policies.

How it works
How a short sale or pre-foreclosure runs
WE TALK
I learn where you stand with the lender and how much time is actually on the clock. Your situation is handled discreetly and in accordance with applicable real estate agency and privacy obligations.
I LOOK AT YOUR OPTIONS
A short sale, a pre-foreclosure sale, or a straight sale may each be on the table. I explain the real estate sale options that may be available and coordinate with your lender and appropriate legal, tax, or housing professionals when necessary.
I WORK WITH THE LENDER
Short sales need lender approval and documentation. I handle that process so you are not chasing the bank alone.
I CLOSE AND MOVE YOU FORWARD
When the lender signs off, we close. The goal is to complete the real estate transaction as effectively as possible within the lender's requirements and the seller's circumstances.
Common questions
Questions people ask me
-
A short sale or pre-foreclosure sale generally affects credit differently than a completed foreclosure, but the specifics depend on your lender and your situation. Confirm with a HUD-approved housing counselor or attorney. My job is to handle the real estate side of the sale and keep you informed at every step.
-
Usually months, not weeks. The lender controls the pace. I keep you informed at each step so the wait is not a black box.

Maybe not. If the property has not gone to auction yet, you may still have options. The timeline is tight, so the sooner we talk the better.
-
In many short sales the lender covers the agent commission as part of the approval. We go over the specifics for your situation up front, with no surprises.
