Divorce Property Dissolution
Property Sales in Divorce and Family Dissolution
Going through a divorce can feel like you are carrying it alone. I have been through it myself, so I understand what this season is like. The house is usually the biggest thing a couple ever bought together, and selling it fairly matters to the court, the attorneys, and both of you. When both owners engage our brokerage to sell the property, my role is to handle the real estate transaction professionally and communicate consistently with all seller-clients, while leaving legal disputes and interpretation of court orders to their attorneys.
How I work these transactions
01NEUTRAL COMMUNICATION
When the two parties are not communicating directly, I become the relay. Decisions about pricing, showings, offers, and closing details come to me, and I bring them to both parties. The goal is to keep the transaction moving without forcing the parties to interact more than necessary.
02 MULTI-PARTY PROPERTY SALES
When more than two parties hold an interest in the property, extended family, business partners, or co-owners, the transaction requires coordination across all parties. I track the approvals, the signatures, and the timeline so the deal closes without anyone being left out of the loop.
03 PROPERTY SALES WITH EQUITY DIVISION
When the proceeds of the sale need to be divided per a divorce decree or court order, the closing process has additional steps. The title company and the attorneys handle the actual division. I make sure the property sells for what it should and that the timeline matches what the decree requires.

How it works
How a divorce property sale runs
I ESTABLISH HOW COMMUNICATION WORKS
If the two parties are not talking, I become the single point of contact so decisions can move without forcing direct contact.
I WORK WITHIN THE COURT'S TERMS
A decree or court order often sets the price floor, the timeline, and how proceeds are split. I build the sale around those terms.
I MARKET AND SELL CONSISTENTLY
Showings, pricing, and offers are handled the same way regardless of which spouse asks, and every seller-client gets the same information at the same time.
I CLOSE AND PROCEEDS DIVIDE PER THE ORDER
The title company and the attorneys handle the actual division at closing. I make sure the property sells for what it should and the timeline matches the decree.
