Estate & Inherited Property
Estate, Inherited Property, and Trust Property Sales
When property changes hands through an estate, the family is rarely thinking about real estate first. They are navigating loss, paperwork, and family dynamics, and the property is just one more thing on the list. The wrong agent hurries the process, creates tension, or misses a step that creates legal problems later. I work these transactions because they need someone who moves at the family's pace, not the market's, and because the wrong rush can cost more than waiting.
Transaction types I work
01 PROBATE PROPERTY SALES
Property sold through probate has specific court oversight and timeline requirements that vary by Kentucky county. The sale typically involves the executor or administrator, sometimes the court itself, and a closing process that takes longer than a standard transaction. I coordinate with the estate attorney and keep the family informed.
02 INHERITED PROPERTY SALES
Once a property passes out of probate, the heirs decide whether to keep it, sell it, or divide proceeds. When multiple heirs or owners are involved, I coordinate the real estate transaction and communications among the parties while their attorneys resolve disagreements concerning ownership, authority, or distribution. The goal is a clean sale that the family doesn't look back on with regret.
03 TRUST PROPERTY TRANSITIONS
Property held in a trust has different requirements at sale depending on the trust structure. The trustee makes the decision and signs the paperwork. I work with the trustee and the trust attorney to keep the transaction within the trust's terms.
Information on this page is for general real estate education. Not legal, tax, or estate advice. Consult a licensed attorney for matters of probate, estate administration, and trust law. Specific transaction outcomes depend on your individual situation.

How it works
How an estate or inherited property sale runs
I START WITH WHERE THE PROPERTY STANDS
Still in probate, already passed to the heirs, or held in a trust. The estate attorney or title professional determines who has legal authority to sign. I then structure the real estate transaction around that determination.
I COORDINATE WITH THE ATTORNEY
Estate sales move alongside the estate attorney and, in probate, sometimes the court. I work on their timeline.
I GET THE PROPERTY READY AT YOUR PACE
Often the home has sat empty or holds a lifetime of belongings. I sort out what needs to happen before it can be shown, at a pace the family can handle.
I LIST, MARKET, AND CLOSE
I handle the transaction and keep every heir or trustee informed so there are no surprises at the table.
